			<content:encoded><![CDATA[<p><font size="1" face="Verdana">Most anyone who has obtained a home mortgage in the past 5 years or so has heard about credit scoring. How many of you have been told &#8220;your scores are great&#8221;, or &#8220;if your score were 10 points higher, your rate would be better by 1/4 point&#8221;? Probably most of you.</p>
<p>We in the industry started to become aware of &#8220;scoring models&#8221;, as they are called, as early as 1994. The use of scoring models in the mortgage industry came about as the major secondary market players, known as Fannie Mae and Freebie Mac, started to develop automated underwriting systems. They had been in use for a long time for auto lenders and credit card issuers.</p>
<p>The early creators of the automated underwriting systems felt that, if someone could go to a Mercedes dealership at 10 am and drive off the showroom floor an hour later with a $100,000 car (still more expensive than homes are in many parts of the country), they ought to be able to obtain a home loan the same way. The logic in this should be obvious&#8230; after all, cars are rolling stock, so they can disappear, they depreciate and usually people don&#8217;t live in them. Houses are attached to a foundation, they usually appreciate and people usually live in them. Using that logic, the industry should be able to make the home buying process easier for everyone.</p>
<p>This theory sounds good, but it is only in the last year that we have seen some relief from the mountains of paper that go into loan files, and it is because the scoring models have become more refined. Still, there is progress yet to be made and the industry is grinding slowly in that direction. Scoring models figure prominently in the future of how people obtain home mortgages.</p>
<p>Most people know that most creditors use credit report agencies for obtaining information on a person when they have applied for any type of financing. However, there are actually two levels of credit reporting agencies. There are three major repositories of credit and background information. They are Equifax, Experian and TransUnion. When someone obtains credit, the creditor reports the payment history to these repositories. This is usually done monthly but may be done on an irregular basis. These repositories simply accept the information as it comes in electronically and they DO NOT check the accuracy of the information.</p>
<p>The credit repositories and other agencies also maintain other background information on every person in the country who has a Social Security number or other identifying information. The other agencies may include the Department of Motor Vehicles, the Medical Information Board, the FBI, local law enforcement agencies, the county recorders for each county (public records repositories), etc. Even the mortgage industry has a central repository for borrowers and lenders who may have been involved in fraudulent activities in the making of mortgage loans.</font></p>

If it isnt then this is the article you need to read.</p>
<p>How to report a credit error:</p>
<p>Each credit bureau needs to be contacted. One bureau may have the correct information while the other two are wrong. By contacting each credit bureau you eliminate the hassle of having to do the process again when you find out that you didnt do it right the first time.</p>
<p>When writing to the credit bureaus, address one mistake at a time. If you report more than one mistake the credit bureaus can, legally, say you are filing a frivilous report and do nothing about it. Keep your letters down to one mistake and one mistake only. Yes, this may take some time to get through all the mistakes, but it is time well spent.</p>
<p>Each of the credit bureaus have PO boxes specifically set up for complaints. They change their PO box addresses often to make it harder for customes to find and complain.</p>
<p>The credit agency must get in contact with the creditor that is reporting the late payment/incorrect data within 30 days and either change the data, if it is incorrect, or delete the data altogether. If they dont get a response from a creditor within the 30 day period they have to delete the data. This puts trying to correct mistakes to your advantage.</p>
<p>Trying to straighten out your credit can be a time consuming process and you may wish to use a credit agency to help you get everything correct. As always though, let the buyer beware. Credit repair scams are everywhere and if you dont watch out you can become a victim.</p>
<p>Persistency pays off by getting you a better credit rating and credit score. By repairing your credit you should be able to get a credit card, home loan, auto loan, refinance, etc., that you have been looking to get and be able to get it at better interest rates. <p>Your first step to credit score repair is to get a copy of all three credit reports. Besides reviewing and correcting your credit file, you should also take care of your credit file starting from day one. Do the following:</p>
<p><dir><dir>Minimize credit inquiries</p>
<p>Pay bills early</p>
<p>Pay off revolving cards monthly</p>
<p>Never close a credit account</p>
<p>Don&#8217;t switch credit cards to get the best rate</p>
<p>Keep the oldest credit account on your credit report</p>
<p>No more than 2 major bank cards</p>
<p>No more than 50% of your revolving credit limit</p>

<p>When you challenge any item on any of your three reports, the only two things a credit bureau can do is uphold the entry validity or delete it. You must go through this process with each bureau.</p>
<p>For credit score repair, any item, regardless of its age, can be challenged. This includes: tax liens, bankruptcies, three and four year old entries, as well as many other deletions. You can challenge EVERYTHING.</p>

<p>There are many varieties of credit scores available to lenders. Review your reports from all three credit bureaus for accuracy once a year as well as several months before applying for a loan. Changing a mistake on your report - such as a payment that is wrongly labeled as late &#8212; can take 30 days to three months, sometimes longer.</p>
<p><strong>Pay your bills on time.</strong> This is always a good practice, and it&#8217;s especially critical that you make prompt payments close to the time you need a loan. That&#8217;s because a late or missed payment in the last few months is likely to lower your score much more than an isolated late payment five years ago.</p>
<p><strong>Reduce your credit card balances.</strong> A heavily weighted factor in your FICO score is how much money you owe on your credit cards relative to your total credit limit. Generally, it&#8217;s good to keep your balances at or below 25 percent of your credit card limit, said Jeanne Kelly, founder of The Kelly Group in Brookfield, Conn., which helps clients improve their credit scores.</p>
